Some mortgage lenders provide loans for investment related properties. With the falling real estate markets these mortgage lenders are fewer and farther between, and have much stricter underwriting guidelines.
Investment property loans come in all types and terms depending on the property being financed. For example some mortgage lenders provide bridge financing – or a loan to buy a property that covers only a short period of time while another property is selling. Other mortgage lenders have fixed rates, variable rates, and balloon loans for investment properties. Most mortgage lenders simply don’t offer these types of loans, whether a raw property loan or a home loan for investment purposes.
Investment property loan types and terms vary widely as there are many factors which come into play, such as the borrower’s credit, the investment property, and the property’s purpose among many other things.
